Return Policy
Buildings are not like other purchases. Every unit is delivered by truck, set and leveled on your property, and — in most cases — built or configured for a specific customer. What happens if you change your mind depends entirely on how you paid, so this page covers the two paths separately.
If you bought the building (cash, card or financed)
Sales are final once the building has been delivered and set. At that point the building belongs to you, and we do not accept returns, exchanges, or buy-backs.
- Before delivery — plans change, and we would rather sort it out early. Call us at (423) 746-8900 as soon as you know. If your building has not yet been delivered we will work with you on cancelling or swapping to a different unit. Deposits on custom-ordered buildings may be non-refundable once the order has been placed with the manufacturer, since the unit is built to your specification.
- After delivery — the sale is complete and final. This is not a restocking-fee situation: we simply do not take delivered buildings back.
- Financed purchases — financing is an agreement between you and the lender. Paying off or restructuring the loan does not change the fact that the building is yours.
If you are on Rent-to-Own
Rent-to-own is exactly what it sounds like: you are renting the building until the final payment is made and you exercise the purchase option. Because it is rent, you are never locked in.
- You can return the building at any time, for any reason, with no penalty and no credit consequence. Call us and we will schedule the pickup.
- There is no early-termination fee and nothing further is owed once the building is picked up and your account is current through that date.
- What you have already paid is rent, and is not refunded. Those payments covered your use of the building for the months you had it — the same way rent on a house or a piece of equipment works. You do not get money back, but you also do not owe the remaining balance.
- Nothing is reported to credit bureaus. Rent-to-own with us requires no credit check to start, and returning a building does not create a collection or a derogatory mark.
An example
Say you rent-to-own a building and make eight monthly payments, then decide you no longer need it. You call us, we pick it up, and you are done. You do not owe the remaining term. You also do not get the eight payments back — that money was rent for the eight months you used the building.
Damage, warranty & defects
A return is a different thing from a warranty claim. If something is wrong with your building — a manufacturing defect, a leak, a door that will not seal — that is covered under the manufacturer’s warranty, and we would like to know about it rather than have you live with it. Buildings returned from rent-to-own are expected back in reasonable condition, allowing for normal wear. Damage beyond normal wear — holes cut in walls, removed doors or windows, structural modifications, or damage caused by an improper site — may be charged to the renter under the terms of the rental agreement.
How to start a return
Call (423) 746-8900, or stop by the lot at 613 Congress Pkwy N, Athens, TN. Have your stock number or serial number handy if you have it — it is on your paperwork and on the tag inside the building. There is no form to fill out and no return-authorization number to chase down.
